About the project
The homeowners were in the middle of remodeling their main level when they reached out about their floors. The white oak flooring was starting to look tired, especially in high-traffic areas where the finish had worn thin and the wood was turning gray. Refinishing the floors was planned as the final step of the remodel to bring everything together.
After evaluating the floors, we found that while the wood itself was still in solid condition, there was little to no finish left in certain areas. Once floors begin to discolor and turn gray, they are typically past the point where a buff & coat will be effective.
Because of the wear and exposed wood, we recommended a full sand and refinish instead of a maintenance coat. The floors were sanded to bare wood, sample natural sealers were applied for color comparison, and the homeowners chose to keep the wood as close to its natural tone as possible. We finished the project with Loba Duo 2K, a two-component commercial-grade finish selected for added durability since they have a dog.
The project took four days to complete. The result was a fully restored white oak floor with renewed protection and a clean, natural appearance that aligned with the updated main level.

Before we started, the floors showed significant wear in the high-traffic areas. The finish had worn thin and the wood was beginning to turn gray in spots. Once floors reach that stage, they are usually past the point where a simple buff and coat will be effective.
We completed a full sand and refinish. The flooring is inch-and-a-half white oak, and the homeowners wanted to keep the natural look, so we did not apply any stain.
We finished the floors with Loba Duo 2K, a commercial-grade, water-based finish. Because they have a dog, durability was an important factor in choosing the finish.
The result is a clean, natural-looking floor with full protection restored, and it tied the remodeled space together nicely.
